FAQ
Live the student life you envision at ARC at Old Colony. Our amenities are thoughtfully designed to bring comfort, connection, and convenience to your daily routine in Chicago’s historic South Loop.
ARC is a privately owned and professionally managed community. ARC at Old Colony features a variety of spacious, furnished apartments plus a full set of community features such as a rooftop lounge, 24-hour fitness center, private study rooms and more.
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person’s rent. Please note that common areas are a shared space.
You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.
Each resident at ARC pays a flat rate that includes in-unit laundry, high-speed internet, water, trash disposal, and community features.
Yes, all apartments at ARC have a furniture package that includes either a full-size or twin-size bed, desk and chair, wardrobe, and lamp in each bedroom. The living area includes a sofa, chair, coffee table, lamp, 50” TV and entertainment stand. Some units also include barstools.
While the furniture and appliances are included, residents should bring personal items such as electronics, décor, trash cans, cookware, plates, cups, utensils, coffee maker, cleaning supplies, laundry detergent, linens, pillows, mattress pad, towels, toiletries, shower curtain and hooks, and other personal belongings.
ARC has an on-site maintenance team. Residents can submit service requests through the online resident portal. Emergency maintenance is available 24/7 for urgent issues such as lock problems, leaks, plumbing issues, HVAC outages during weather extremes, refrigerator failure, or utility outages.
Rent is due on the first of each month and can be paid online through the resident portal by ACH, debit card, or credit card. Cash is not accepted. Convenience fees may apply for online payments. Late fees vary by property and are outlined in the housing contract.
Financial aid can be used toward living costs at ARC. After university charges are satisfied, remaining aid funds are released to the student and may be used to pay off-campus housing expenses such as ARC rent.
The per-person contracts are designed with students in mind. ARC welcomes applications from non-students and residents with children. Roommate consent is required if a non-student will live in a shared apartment with college students.
Within 7 days after signing a housing agreement, each resident must provide a qualifying guarantor (often a parent). In some cases, the requirement may be waived if the resident has sufficient income.
ARC has 24/7 security officers, monitored fire-sprinkler systems, electronic building access, and individually locking bedroom doors. Management staff can also be reached through a 24-hour phone number.
ARC is not a pet-friendly community. The property is smoke-free in all indoor and adjacent spaces. Guests are welcome with roommate consent and security considerations. Overnight guests are allowed with limits on duration and number of guests.
Due to the downtown Chicago location, there is no parking at ARC at Old Colony. Residents can arrange parking with nearby private garages or lots.
ARC is located near the Harold Washington Library CTA stop at State and Van Buren. Residents can access the Brown, Purple, Pink, and Orange lines there. Multiple bus routes are also available nearby on State Street, Michigan Avenue, and Adams/Wabash.
